Urgent Library Issues

Library damage

¨ MOLD must be removed by repairing leaky foundation, walls, & 100-year-old slate roof

¨ VENTILATION SYSTEM needs to be modernized, with air conditioning added, to prevent  mold & to ensure healthy air for staff & visitors

¨ PLUMBING needs replacement to prevent additional floods, water damage & mold

¨ ELECTRICAL: Knob & tube wiring must be replaced &  more wiring added to  meet current power needs & building codes

¨ AGING BOILER needs to be replaced with dependable, efficient, modern heating  technology

¨ SAFE ACCESS: Doors, halls & stairs must be brought up to code, and elevator extended to top floor

  • Poor grading and drainage at building perimeter
  • Poor roof condition - failing flashing
  • Poor exterior wall conditions - failing sealant and masonry cracks
  • Poor exterior doors and windows - air infiltration
  • Lack of insulation - poor energy efficiency
  • Interior finishes - outdated, historical finishes compromised
  • Mechanical systems - outdated and inefficient
  • Electrical systems - outdated and inadequate
  • Air quality - very poor due to:
    • Lack of mechanical ventlation
    • Water infiltration in many areas has lead to modl growth
(Above issues described in detail in two previous reports.  An Indoor Air Quality report performed by Clay Point Associates in 2007 and a Building Assessment performed by J Coleman & Company Architects in 2009)

Additional Concerns:
Life Safety - no fire suppression system (sprinklers) and outdated fire alarm
Improve energy efficiency
Historical Prservation - restore some of the 1909 features
Library space planning - Improve spaces for patrons and staff
